Factory vs. Field Caulking for Insulated Metal Panels (IMPs)

Selecting between factory-applied and field-applied caulking for IMPs requires weighing controlled manufacturing against on-site flexibility. Factory caulking reduces installation labor but demands careful handling, while field caulking offers real-time quality control at the cost of added labor and complexity.

Factory-Applied Caulking

Sealant is applied to panel edges during manufacturing.

Advantages:
  • Labor Efficiency: Minimizes on-site caulking work.
  • Consistency: Controlled environment ensures uniform application.
  • Faster Installation: Supports accelerated project schedules.
Disadvantages:
  • Damage Risk: Sealant may be compromised during shipping or handling.
  • Inspection Required: Panels must be checked before and during installation; repairs may be needed.
  • Handling Logistics: Protective wrapping requires careful removal to avoid contamination.
  • Time Sensitivity: Improper storage or delays can degrade sealant, especially in extreme temperatures.

Field-Applied Caulking

Sealant is applied on-site during installation using butyl tape or gun-grade products.

Advantages:
  • Quality Control: Installers ensure proper seal at the moment of assembly.
  • Flexibility: Allows adjustments for site-specific conditions.
  • Optimal Adhesion: Applied to clean, dry surfaces immediately before joining panels.
Disadvantages:
  • Higher Labor Demand: Requires skilled installers and more time.
  • Installation Sensitivity: Performance depends on installer precision.

Performance Considerations

Regardless of method, the goal is a continuous air and vapor barrier. Non-skinning butyl sealants are preferred for flexibility, accommodating thermal expansion and contraction. All joints, laps, and transitions must be fully sealed.

Knowing your project, time constraints, length of installation, weather, etc. will help to determine if you should have it factory caulked or do it in the field.  Many manufacturers have specific guides for their products and please take the time to review before determining your order preference.
